I'm concerned about a possible zoning violation on a property (junk & debris, illegal business, etc).  How do I file a complaint or report a possible violation?

What is my PIN?

You may determine your Property Identification Number by contacting the Will County Mapping and Platting 815-740-4664.

What is the zoning on my parcel?

To determine the zoning on your parcel, please contact the Current Planning & Zoning Section via email or phone at 815-727-8850.  Include your property's sixteen digit Permanent Identification Number (P.I.N.) from your most recent property tax bill in your request. 

Alternatively, you can check out Will County's new zoning inquiry site online maintained by the Will County GIS Division.  Click here to view that site.  Just click on the center icon to get started and follow these instructions.

How do I apply for a variance, special use permit or map amendment?

Applications for variances, special use permits and/or map amendments may be picked up at the Zoning counter located on the 5th floor at 58 E. Clinton Street in Joliet.  It is suggested that interested parties discuss plans for a zoning change with Planning & Zoning staff at the time an application is picked up.  Planning & Zoning staff are also available to consult about zoning changes via email or over the phone by calling 815-727-8850.

Is my parcel buildable?

Whether your parcel is buildable depends on the current zoning, lot size, type of desired structure and other factors.  Please contact the Zoning Division for more details via email or phone at 815-727-8850.

Can I divide my parcel?  Can I combine my parcel with an adjacent parcel?

It is possible to divide or combine parcels, however those and similar questions can be addressed at a regularly scheduled, informal meeting called a "Pre-Application Meeting."  Excluding holidays, Pre-Application Meetings are set aside for Monday and Thursday afternoons with many Land Use Department and Health Department staff.  Please schedule an appointment with a Current Planning & Zoning staff member by calling 815-727-8850.  Please have an address, Parcel Identification Number (P.I.N.), or a very detailed location description available when you call for your appointment

What are the setback requirements for my parcel?

What are the fence restrictions?

Permits for fences are NOT required in unincorporated Will County, however specific restrictions are found in Section 8.5-7 of the Zoning Ordinance.  Click here to view the Zoning Ordinance.  Fences may be constructed on the property line as long as all other restrictions are met.

Can I have horses on my property?

Horses are allowed only in the following zoning districts: A-1, A-2, E-1, E-2, R-1 (by special use permit only) and R-2 (by special use permit only).

Can I put up a swimming pool on my parcel?

Swimming pool restrictions are detailed in Section 8.7-5 of the Will County Zoning Ordinance.  Click here to view the Zoning Ordinance.

Do I need a permit for a garage sale?

Permits are not generally required for garage sales, however no more than 4 garage/yard sales are permitted in one year and each garage/yard sale may last no longer than 3 days at a time.

Can I run a business out of my home?

Can I operate a day care in my home?

What are the zoning variance requirements?

What is the status of my case?

Individuals who have zoning cases pending with either the Planning and Zoning Commission or the County Board's Land Use, Planning, Zoning and Development Committee should contact the Planning Division via email or phone at 815-727-8430 to determine the status of their case.  Upcoming agendas are also available on-line.

Where is my sewer line located?

Questions about the location of sewer, water and other utility lines should be directed to J.U.L.I.E. at 1-800-892-0123.  Alternatively, you can click here to go to the J.U.L.I.E. website.

Does my property contain a floodplain?

You should contact the Will County Subdivision Engineering Division at 815-740-8140 to determine whether your property contains any floodplains.
